Island Real Estate now offers Home-Watch and maintenance services on and around Anna Maria Island! Whether it is just a routine quarterly walkthrough service or a monthly scheduled visit; we are here to fulfill your needs and give you the peace of mind you deserve. You have the option to choose which services best fulfill your needs and can schedule them to be performed routinely or on an as needed basis. Below are some of the specific services we offer... Remember, you have the option to request any one of the services, to pick, choose and create your own scheduled maintenance program, or sign up for one of our bundled service packages. Thorough home interior/exterior and grounds check: Home Away Services
- Scheduled monitoring of home exterior for wind/storm, water damage, forced entry, damaged or dead foliage, grass or flower bed damage, gutter check, locked doors and windows, damaged windows, screens, etc.
- We check the home to make sure that home appliances are properly functioning, make sure air conditioning, heating and dehumidifiers are working to specifications, A/C filters are clean, flush all toilets to check functionality and/or leaks, run faucets to check functionality and/or leaks, run garbage disposals to prevent seals from drying out or lock-up, lighting inspection, pool doors and smoke alarms are functioning properly. We also visually inspect all rooms for water intrusion, mold or pest infestation, visual carpet stains, floor damage and/or wear on carpets, tile, or wooden floors. We also will check for the panel box for tripped breakers and rest as needed.

Seasonal Preparations: See Customized Home-Maintenance Packages
- Winter/summer scheduled maintenance - Shut-off services for appliances, water turn-on or shut-off, change and/or inspect A/C filters and smoke detector batteries. Inspection of all faucets, toilet hardware, and water valves for leaking water and proper operation. Visual inspection for rodent or insect/ant infestation, mold, water intrusion and cleanliness.
- Storm preparation materials, shutters and other window protection, water, batteries and flashlights
- Mail forwarding- have your mail stopped, picked up or delivered to alternate address
- Storage of hoses, pool and patio furnishings, pool and beach supplies
- Clean and check fire extinguishers expiration (refill or replace as needed)
- Exterior maintenance - Scheduled or "as needed" cleaning of gutters, downed palm or foliage debris, cut-backs, etc
CHECKLIST ITEMS AND SERVICES WE OFFER:
- Check the grounds and home exterior for wind or water damage
- Pick up yard litter and debris
- Bring in any mail, circulars, packages newspapers, etc. *
- Check all doors, windows and sliders to insure they are locked and secure.
- Check refrigerator, water heater and other appliances for normal operation.
- Run all faucets and flush toilets to eliminate stagnant water from lines; check plumbing and laundry hoses and connections for leaks
- Run garbage disposal to prevent seals from drying out
- Inspect fuse or breaker panel for tripped or blown breakers.
- Ensure heat/air operation is within normal limits, check thermostats and verify appropriate temperature.
- Visually inspect all rooms for any visible problems, including leaks, mold, mildew or insect or rodent infestation.
- Check smoke alarms and replace batteries as necessary.*
- Secure or store all outdoor furniture, awnings, etc. per request
- Close any storm shutters, check home for vulnerability.
- Visual inspection of the roof, soffits and ridge vent from the ground
- Check for pest problems
- Check for plumbing leaks or other related problems
- Look for lawn fungus
- Check to see if pool is being maintained properly
- Start car if applicable per request
